Rio@640 Mechanical Room Demolition Project

Project Overview

The Challenge

Rio@640 needed the mechanical room on its 16th floor cleared of major HVAC and mechanical infrastructure. The equipment was large and heavy, and the room sat high in an occupied downtown tower. Every piece had to come out safely and efficiently, travel through the building, and leave the site by truck on a busy city street.

Work on projects this complex, with factors such as the height and setting, leaves little room for error. It takes detailed planning, specialized equipment, and tight coordination of cranes, rigging, trucking, and material handling.

Project Scope

Mechanical and HVAC Removal

  • Large HVAC fans and their concrete bases
  • Compressors and chiller units
  • Boilers, radiators, and pumps
  • Piping and electrical components
  • Rooftop chillers and ducting

Concrete and Masonry Demolition

  • Concrete pads
  • Elevated concrete slabs
  • Masonry block walls throughout designated areas

Logistics and Material Handling

  • Crane and rigging coordination
  • Trucking and material removal
  • Salvage of select equipment, including boilers

Equipment and Methods

  • Specialized demolition equipment sized for work inside a high-rise
  • Crane and rigging systems to lower heavy equipment safely from height
  • Concrete demolition tools for removing pads and elevated slabs in a controlled way
  • Trucking and staging plans to move material out of a busy downtown core
  • Salvage procedures to recover boilers and other select equipment

Results Delivered
